  1. Who is eligible to rent a home at Masonvale?
    Any George Mason employee, full-time graduate or professional student, or City of Fairfax/County employee is eligible to rent a home at Masonvale. There is a prioritization process used to assign units, when available. Please follow this link to the Masonvale's Priority System.
  2. How will this prioritization process work with respect to assigning units?
    Upon receipt of and approval of the priority verification form, each prospective resident will be assigned a priority by George Mason University or their employer. The priority is communicated to Masonvale and the prospective resident(s) will have the opportunity to submit an application for the desired floor plan and desired move-in date.
  3. Does Masonvale maintain a wait list?
    Yes, if your desired floor plan is not available, prospective residents may elect to be placed on the waiting list. To be placed on the waiting list, you must complete a waiting list application and priority verification form. Available units will be assigned to those on the waiting list according to priority, date of application, floor plan and desired move-in date. Please contact the leasing office for further details.
  4. How long may I lease a rental home at Masonvale?
    Lease terms may vary depending upon availability and priority.
    Residents identified as faculty or staff of George Mason University (priority A-G), will be offered a choice between an initial lease term of two (2) years or shorter lease terms being offered at that time. Residents entering a two (2)-year lease term will secure their unit for a 2-year period; if they chose to terminate the lease prior to the committed 2 year term, a termination fee will be assessed. Rental increases for the second year will be identified in the initial lease. Applicants who are priority H or lower will be offered a lease of no greater than one-year.
    Throughout the lease term resident ongoing eligibility will be confirmed.
    Priorities A - G will have a maximum tenure of six (6) years of residency at Masonvale.
    Priorities H - K will have a maximum tenure of three (3) years of residency at Masonvale.
  5. Can Masonvale terminate my lease?
    Yes, please follow this link to the Masonvale Rental Policy and Procedures for details.
  6. What kind of pets do you allow?
    Masonvale allows cats and dogs. Certain breed and weight restrictions apply. Contact the leasing office for more details.
  7. How many pets may I have?
    You are allowed up to 2 eligible pets. Contact the leasing office for details.
  8. Are there any deposits, fees, or monthly charges to have a pet?
    Yes, please contact the leasing office for details.
  9. Is my security deposit refundable upon move out?
    Yes, if there are no damages or any outstanding debt on your rental account.
  10. What utilities are included in my lease?
    Utilities are not included in the lease. Residents pay separately- metered utilities including water, sewer and electricity. Additionally, residents pay a monthly fee for trash and recycling services to Masonvale.
  11. When is my rental payment due?
    Rent is due on the first day of the month. Late payments of 10% are applied if rent is not received as of the 6th of the month and legal fees are assessed on the 11th.
  12. Where can I make my rental payment?
    All rental payments are to be submitted to the Masonvale leasing office. For your convenience, there is a 24-hour drop box located at the leasing office.
    Rental payments may be mailed to the leasing office at the address below. Please keep in mind, when mailing payments that late fees are applied to rent received on or after the 6th of the month.

  13. If there is something that needs to be repaired in my apartment, how do I report it?
    To submit a service request, call the leasing office at 703-865-4870 or visit our website at www.Masonvale.com.
  14. Do you allow satellite dishes?
    We do allow satellite dishes. Restrictions apply. Please contact the leasing office for details.
  15. Does Masonvale require renters insurance?
    A minimum of $50,000 in personal liability coverage is required.
  16. May I have a long-term guest stay with me?
    Guests are permitted to stay up to fourteen days at Masonvale. For any period greater than fourteen days, the guest is considered an occupant and, if over the age of 18, must complete the resident application and be added to your lease agreement.
  17. Will you accept delivery for packages?
    Yes, a representative of Masonvale will sign for deliveries during normal business hours and hold packages in the leasing office. It is the residentís responsibility to make arrangements to pick up packages. Masonvale is not responsible for packages accepted on behalf of residents.
  18. Does Masonvale have cable services?
    Masonvale has existing relationships for cable and internet service both with Verizon and Cox Communications. Cable service is not included in the rent.
  19. Does Masonvale have community rules and regulations?

  20. What is the Masonvale school district?
    Masonvale is located in the Fairfax County Public School System.
